Fixed-rate mortgage questions, answered.

What does “fixed rate” mean?

A fixed-rate mortgage keeps the same interest rate for the full loan term. That makes the principal-and-interest portion of your monthly payment easier to plan for.

Can my monthly mortgage payment change?

The principal-and-interest portion generally stays the same with a fixed-rate mortgage. Your total payment may still change if your property taxes, homeowners insurance, or escrow amount changes.

Should I choose a 10-, 15-, or 30-year mortgage?

A shorter term generally comes with a higher monthly payment, but you may pay less interest over the life of the loan. A longer term generally offers a smaller monthly payment but gives you more time to repay. We can compare the options with you using your budget and loan amount.

How much will I need for a down payment and closing costs?

That depends on the mortgage option, the property, and your financial situation. We offer different down-payment options, including options for first-time homebuyers. We’ll explain what you may need upfront before you decide.

Can I get pre-approved before I start shopping?

Yes. A mortgage pre-approval can give you a clearer idea of your price range before you begin looking at homes. It isn’t a final loan approval, but it can help you shop with a more informed budget.

Can I refinance my current mortgage into a fixed rate?

Yes. Refinancing into a fixed-rate mortgage may make sense if you want a rate that won’t change. We’ll help you compare the new rate, payment, closing costs, and how long you expect to remain in the home.

Wherever you’re starting, we’ll start there with you.
